What I've learned with this structure is to ensure the you are consistently paying down on principal, or you risk the bank eventually calling in the note, or asking you to restructure.

It seems like if I could put together 3-4 people who are interested in the same deal, and get them to pool their capital together on a flip, you would lower the per-person risk, you would allow more investors to enter the market.

I want to thank Rent To Retirement & Zach, who got me a free consultation for.The costs to do this do reduce cash flow as well as the administrative time to file the different returns/reports are real, but it is worth it to reduce liability for the long term.

Also, if it's in an HOA, you need to find out the dues so that they don't put a lien for nonpayment. the risk in a situation like this is the lot is not buildable for various reasons and the owners just let it go to tax's.. the time to find all this out what before you bid.
