Most agents who represent investors as buyers receive the re-list on the property but often times are willing to re-list it for a discounted commission. 

This is why we always offer our multi-sheet calculations to potential investors upfront, so they can look at how the numbers work on some representative properties, ask any and all questions, and feel comfortable with the mechanics of the math before they even consider looking at specific properties for investment.

My expenses would be higher - particularly insurance (new, inexperienced owner represents higher risk), and taxes. 

I was wondering if any of you has a referral for a RE attorney representing landlords and a RE accountant in San Francisco or the larger Bay Area.

If there is a case filed you can most generally find contact information for the executor/personal representative, which the great majority of the time is a family member.

However, I am finding it somewhat difficult to find the right arraignment with a broker given my unique criteria - I have a full time job that I enjoy and plan on staying with, I would be a part-time independent contractor, I would not be very active (especially compared to your average full-time agent; maybe 1-2 deals a year), and I plan to primarily represent myself in transactions (however, I'm open to giving fees or splits to a firm). 

A wholesaler came out and represented themselves as a "cash buyer" and put their house under contract.  

BUT there are some things which were represented in the listing agreement which now I'm being told are mistakes of the realtor and should not have been in the listing.
