They don't want to get in hot water by not complying with someone who will certainly document their claim file with such infractions.Just check references and proper licensing. 

If Josh or any of the other admin can assist me with blocking this guy it would be much appreciated.I will let the BP community decide for themselves on whether the rental rates increasing  (which will increase your net operating income) will effect your cap rate.

I agree with Lance. 1031 money is for purchase- not operating expenses.

If you do decide to partner with someone make sure the expectations are clear and a good operating agreement that clearly spells out the responsibilities of each member is a MUST.

Just closed on one today :)Creatively you can get many revenue streams, advertising on the exterior, coin operated laundry, vending machines.

We decided up front, and wrote it into our operating agreement  (Yes, I have a formal 15 page operating agreement with my sister.) that all decisions must be unanimous.

Its not to say it has not been a success, however, I do not think it has been excellent, their has to be more and better portfolio lenders that someone on BP can define.Please share your experiences and gain better insight into the deeper operations of the elders denied, by triangulating as much data and information the BO community has.

They do have costs and overhead, and you shouldn't expect them to provide you a "free" base of operations..
