I would hyper focus on finding a job in your field.   

Your tenant rents from you based on a rental period (ie. a yearly lease).  

Many on this site are worried about the Section 8 tenants, not me.

We always tested people out on small projects first such as doing a gut of a bathroom, 2 day repair jobs, etc. 

But, it is a bummer because I just spent $$$ on furniture, bedding, and all of the many incidentals.

There is an option on the purchase contract to assign the deal to a new end buyer as long as the seller agrees.
