I've never heard the debate on which records are most appropriate in the public domain - but it seems to me that without a good reason otherwise, transparency is a good thing.I love your area of the country for its natural beauty. 

It's complicated at first but it will become second nature.

There is currently only 1 furnace for 2 units and the owner pays for heat (Natural Gas).

Only allocating 5% per month I don't think properly accounts for the turn costs you'll naturally have when a tenant moves out. 

But I have no doubt I will succeed - I'm a hungry millennial and a natural overachiever ;) As an executive at a large financial institution, I make a very good income and I plan to save a good chunk before buying my first MFH property (or 2nd property I suppose).

does that directly imply with natural disasters?

For naturally occuring rehabs/updates I expense out the materials through the real estate buisness and take no wage.

Why....because it is a smart business decision naturally.
