Tenants and property damage
Hi Everyone,
So I have a question. I'm new at this. Just had my first tenants move into a property on Nov 1.
They seem like very nice people up to this point.
So here is my question.
Since they have moved in:
1. Stove stopped working. Had to replace.
2. Dishwasher stopped working had to replace.
3. Now there is a leak in one of the sinks.
4. AC is acting up.
Is this just bad luck? At what point do you start asking yourself if the tenants are cause or mistreating the equipment. And is there really anything I can do about it?
I'm not blaming anyone cause I know these things can happen. But in less than 30 days. Jezzz.

@Javier Perez if the items stopped working due to misuse, abuse, or neglect, then you should be able to determine that and charge the tenant. My guess is that you have some older appliances and they are just dying off. They may have been on their last legs when you bought the place and your quick inspection wasn't enough to reveal the problems.
This is why I recommend investors have a reserve. Problems almost always pop up during the first six months of ownership.
