For instance: I have 1.5 acre lot with a $5k accepted cash offer from the seller... tax value is 30k and based on comps looks like 20k would be doable.

It may help to note, I made a cash offer of $50k and the wholesaler has an agreement to pay the seller $37k with a one dollar deposit.

Anyone know of a creative way to lock up  the deal put pay the seller in such a manner that her tax burden is reduced? 

The issue is the property currently has a cess pool and needs a septic in order for the seller to actually sell it but apparently the seller doesn't have the money to install a septic, he wants to use the money from the sale to do the septic.

I would ask the seller to fix it and if they say yes let them deal with it 

I’m all the more motivated to get started after reading all the positive replies.

I am currently working on my first seller finance deal and I'm trying to figure out some creative ways for an exit strategy.

However, after researching the property, I came to find that the seller would like to quit claim me the deed.

Can the seller say he will accept an FHA loan now but only for 210k?
