Is this a legit wholesale Assignment of Contract?

This is my first time buying a wholesale deal. It was listed on the MLS and I didn't know it was a wholesale deal until after I made an offer.

Have you purchased from a wholesaler with a contract like this before? Totally normal, don't worry about it or run away as fast as you can?

Any feedback would be greatly appreciated.

Looks like a typical assignment agreement.  Make sure you actually read the purchase contract that is being assigned before you agree.
