@Anson Young yeah the front range is so tight.

I frequently get bills from him ranging from 50.00 for a minor fix to $1500 for more major items.

Look at 25 recent closes and 25 listings (if you can't get to 50, don't get discouraged, look at closes first in the price range you are targeting). 

Currently looking at homes in the 150-220k range with a 3br 2 bath minimum.Is it possible to purchase a deal from a wholesaler using conventional financing?

Also considering duplexes (50-75k range) and 4 unit complexes in the Midwest (100k-125k range).

If you have access to the MLS this data can be acquired by searching for sold and expired properties in your area over your desired time range.

How should we adjust for finished basement sqft with respect to coming up with the range of $/sqft that a neighborhood can support?

So I’m trying to find a lender that would be in the 5% range.
