If anyone wants to meet and network for lunch so I can pick your brain, I'd greatly appreciate it!

As to the suggestion by @John Peine of selling it as a storage unit , though creative, that's probably not an option, as it would need to be split off to sell with it's own parcel, and zoning probably isn't for storage units. 

Have you thought about taking some of these owners out for lunch to learn more about their business and see if they might know fellow owners who want to sell? 

But since they didn't take immediate action to secure the unit, I would approach them about splitting the costs.

@Barbara GardnerI once heard of a concept of a wholesaler having a partner put up the money for marketing, doing all the work as their contribution, and then splitting the profits 50/50.
