After you have 4 financed properties then it becomes more difficult to find lenders who will lend money, although you can still do FNMA loans but with differ down payments and credit score upto 10 financed properties.

My credit score is in 800s and the reason I didn't refinance while interest rates are low is because I had a business and didn't do well, so my income to debt ratio was high.
