difference in 100yr vs 500yr flood plain insurance for Texas
Does anyone own properties in the 100 year or 500 year flood plains in Houston? If not Houston, I'm also curious about San Antonio and Texas in general.
It would be very helpful to hear your specific property example with premium costs as well as the general % of price difference between those two categories in order to know if I absolutely must rule out some rental properties.

Typically if an area experiences major floods, FEMA will go in and re-map. Like TX did in May and SC in October. There is no set cycle to the redrawing.
2015's pricing restructuring was the first step in trying to make the NFIP actuarially sound. Up until now, low flood areas were supporting high flood areas. This will continue to adjust over the next few years until FEMA can stand on it's own.
