They came back this evening to clean and there was water all over the apartment floor and leaking from the hot water heater in one of the closets.I believe a flex pipe fitting came lose or was damaged due to the tenants moving their personal items out but that’s hearsay.

Check sinks, tubs, and toilets for tenant "fixes" and leaks.  

I have had 4 roof leaks in the past year and have decided to replace the whole roof. 

One turnover, plumbing leak... even a simple water heater, will set you back years. 

The roof need replacement because of leak and my previous insurance company for inspection and cancel my insurance coz of roof.. :(.. so this this time with new company I am getting it fixed. 

 @Spencer Cuvelierhud  standards started in 76, its good they have a title, be sure to get approved by the park if you plan on renting cause some parks will not allow to do this turn electric on if not already and check hvac, plumbing, electric in the home, also check for roof leaks on the ceiling

The REO we purchased a couple of years ago had a leaking water heater and the seller replaced it.

Have a simple walkthrough at least and check under sinks to make sure there are no leaks.
