(age and condition are location specific--ask lenders about this).You SHOULD also have CAPEX CASH available, and Operating Reserves CASH available for use when needed--lacking this may make lenders balk, and if it doesn't you are operating in a risky manner, meaning risk of being foreclosed upon if you can't pay the lender due to not enough income.If you are talking 2 to 4 unit Multi family and are willing to live in one of the units, there are 2.5% down loans available to do this, but if you don't live there then you are back at the 20%.Larger multi-family deals.

Heck, there is so much overloaded information out there tenants might just like a letter from their landlord reviewing their options for energy assistance, credit card assistance, etc.
