Invite all the agents from your office, all the agents you know and have dealt with previously, and all the brokers that showed the property initially.As for the smell, a fresh coat of paint and a thorough cleaning of any rugs/carpets plus the kitchen area will help.

I'm just guessing, but to get to that amount, we're probably talking about a horrible looking kitchen and bath, maybe a bad roof that needs new shingles, smelly stained carpet, and dirty walls with holes in the drywall.

The house is in very good condition, it needs new flooring throughout, complete kitchen and bath remodel, the two smaller bedrooms are getting new closets (currently no closets in them, so I guess they aren't technically bedrooms), a little work in the basement (it's somewhat finished and I just want to spruce it up), new windows, new entry doors, and a new concrete pad in the garage.
