Kitchens:-I've been playing around with more expensive quartzite counter tops following the same principle as tile: not a lot of square footage and can really make the kitchen standout.

That is a tough question to answer.In our case we get the most compliments on the lake and our kitchen.

Purchased for $139,999 using a mix of cash and hard money, we revamped it with modern updates, including a new kitchen, flooring, and fresh paint.The property rented for three years, generating steady cash flow of $450/month.

That's it, but a) print out a page for each property you think is comparable, b) make the list of repairs long and inclusive of everything you've done. c) Put larger items first like kitchen remodel......and don't just say 'kitchen remodel', list things like 'custom backsplash tile/Bosch appliances/recessed can lighting/pot filler/etc. d) Cite the price/value of the work done, and don't be afraid to be generous.

I will also be doing all the cosmetic things you can think of: paint, flooring, bathroom reno, kitchen reno, so I am open to carpenter or design suggestions.  

Number of units, kitchens, etc.If these things were disclosed it would seem that things should be OK. 

I like a navy, darker blue, charcoal or Teal but it really depends a lot on lighting, natural light and how big the kitchen is.   

At our STR, we do have a fully equipped kitchen with coffee pods. 

2 unit house 30 year FHA 6.6% major renovations (roof,bathrooms,kitchen,etc) home has appreciated 397k when appraised to 550k zestimate (similar comps in the area are 500k).
