How would you fix this damaged vinyl and concrete underneath?

Sorry for the angle, the damage to the below 2 vinyl tiles goes about 3-4 cm underneath the surface of the floor. I have to replace the carpet in the living area which is continuous with the kitchen vinyl. A couple of questions: I appreciate any feedback!

1. What material would you use to fill/fix those holes?

2. How would you redo the floors in the kitchen and the adjacent living area? Options below.

Vinyl tile the kitchen again, then allure or laminate or carpet in the living area

Ceramic tile kitchen, then ^^^

Laminate/allure in the kitchen then carpet in the rest of the place

Allure in kitchen continuous with the living area.

Something else in the kitchen continuous with the living area.

Rent will be in the $1800-2000 range in a B+ neighborhood. 1-3 year leases.
