Ideas for a listing that's not selling???
I have a condo listing that's been on the MLS for 75 days. I've had 20 showings and zero offers. I'm looking for some creative ideas to attract an offer. I do have a slight price issue, but it's currently the lowest price 3 bedroom comparable condo.
The good:
-large 3 bedroom in an oceanfront building, nice split floor plan, building is only 15 years old,
The bad:
-it has a side ocean view with a brand new building being built next door
-the owner is middle eastern and likes to cook (I've gotten feedback about the smell)
-the condo is not furnished well, it's in good condition but the furnishings make it look outdated
I'd appreciate any ideas.

I think anything that makes the house less appealing, whether it's cooking smells, outdated furnishings, an unattractive paint color, etc., doesn't help. Average Joe home buyer seems to have a hard time envisioning what the place could be when the distractions are removed. Fifty bucks worth of paint could be the difference between meh and a home they love.
Today I showed a place to a couple. Based on everything they told me, this place was perfect for them on paper. Then I opened the door and saw this.
And that scene was repeated in every room in the house.
As I looked around, I could tell there was absolutely nothing wrong with the house. It was in great shape and was updated. My clients thought otherwise. They spent about three minutes touring the house and decided to pass because "the rooms are too small." They couldn't see past the clutter and understand that once the clutter is removed, the rooms will appear a lot bigger.
