My vision is to not be stuck behind the desks for the majority of my career.

Find some great design ideas and copy them.Don't reinvent the wheel just leverage what others have already done.

Trick will be finding the right properties not too far from where I am living now.  

I am still having trouble finding reasonably priced rentals in the Pensacola market. 

Does anyone know how I would be able to find an address of someone who recently passed away other than driving to city hall and going to public records?

I would house hack and increase income if I were in your situation and find different side hustles and pay down the debt.
