18 months into my REI journey

I decided at the start of 2023 to begin my REI journey. I have 3 SFH so far. Mainly I work in the Macon, Griffin, Newnan Georgia areas. 2 were BRRR, and the third was my Primary I have converted to a rental. Now I am living in a fixer upper and once done will refi and move to make this a rental. Strategy is to continue to using the BRRR method, but I am doing it using my VA benefits which allow me to purchase for zero down no PMI. Refi out of VA and repeat that process. Trick will be finding the right properties not too far from where I am living now.
