We've all seen the fear mongering that's being pushed by a lot of media outlets and influences.

Like I said, we don't have this access and generally steer clear of anything non-public for fear of breaching some kind of ethics or legal requirement.

Mistakes and fear are pretty normal.  

Many people don't want to go with the 800-lb gorilla because they fear they are just going to be a number to the brokerage and not get actual quality service.

The mind fears what it doesn't understand.

My biggest fear is getting a property under contract and not having an end buyer.

In a wholesale situation I that removes me from bringing the property back to market, I would fear for the investors that receive the property from me.

What they don't understand they fear. 

If she refuses to sign anything, write a memo for your own records that states she refused to sign but that she was notified.Any time you have a renter that is a victim of violence or otherwise has legitimate fears for their safety (e.g. stalker) you should let them out of the lease so they can move to safety.
