Tenants are getting separating
I have a tenant whose fiancé left yesterday. He states he’s getting a restraining order on her for various reasons.
The current lease is up in May and he is asking if I can take her off the lease.
Can I get some advice on this? Is it ok for me to take her off, or do I need to take certain steps to do so?

You would have to draw up an amendment absolving her from any of her responsibilities outlined in the lease. All parties on the original lease would have to sign the amendment.
However, this means that if he doesn't pay the rent, you're SOL. You can't go after her for it. So be sure you feel secure with the new arrangement. Does his income alone still comply with the requirements stated in the rental advertisement?
