Given the experience and collateral of you and your parents, you should be able to enter the Multifamily space without equity partners. 

I recently purchased a deal from a wholesaler, but I also am on my 6th apartment deal and am also a licensed agent who specializes in this space. 

Vacancy rates outside of large big box retail space are kinda normal. 

The construction did make a lot of noise and basically made the entire commons space unusable.

I already know these tenants DO NOT want anyone in their space.

I feel like a new born baby trying to crawl and lift my head up at the same time.

For example, is a 2/1 w larger rooms/open floor plan and bigger overall living space (1200+ sf) more valuable than a 2/1 that’s a more modest size (800-1000).

The vacation rental market here has been pretty crazy in the past few years so I've seen lots of houses that have been converted in ways to become airBnB rentals + primary residences (spaces above garages, add-ons, basement conversions, etc).

Again, I'm incredibly uneducated in the space but tracking.  

Since this is our first time stepping into the commercial space, despite doing what we can to increase our knowledge, we are still green when it comes to this process.
