First Apartment Building (Condos) Purchase - HOA Questions

Hi All, 

I wanted to see if I could get the communities help with a few questions.  A few like minded investors (friends) and myself have all decided to try to land our first large deal and we have the opportunity to purchase building of condos we will rent out and the questions regarding HOAs started to surface.  Since this is our first time stepping into the commercial space, despite doing what we can to increase our knowledge, we are still green when it comes to this process.   So the questions:

If an HOA exists , would we own the HOA as well since we would be buying the entire property?

Can I pass HOA fees to the tenants?

If an HOA does not exist, could we start our own in order to help take care of some of the future CAPEx, landscaping, and general maintenance?


Are there any tips you could/would like to provide for newbies trying to start in commercial real estate?
