They even produce a welcome letter or denial letter with all the legal crap written in if you deny an applicant.  

That will let you know how much you will pay to dispose of the "crap".

It's a different situation if the tenant is being deliberately damaging, such as throwing a bunch of crap (no pun intended!!)

I personally would much rather deal with non urgent matters on my own schedule and would be annoyed as hell to have someone calling me about stupid crap while I am trying to work.

If you spend time you can handle inquires on your credit by yourself.I do not know this company but it sounds like a dump truck load full of crap to me.If credit score is high but debt ratio is too much getting off inquiries will not help. 750 and above is about the top 10% of credit scores nationally.
