Creating this doc allows you to walk into a bank, a private investor office, even a family friend with big pockets.

That could be because we are primarily rehabbers and not wholesalers, but even my high volume wholesale friends have found that to be true and have changed a lot of their business model to accommodate listing on the MLS.

I would like to make the most use of my time in knowing the market and networking with real estate friendly professionals.
