Just got myself registered for that class this morning. 

@Michael Cohen I meet my inspector tomorrow morning and will have the contractors bid right after.

The seller let them be sold separately after speaking with him so around 3pm today they all came to a mutual agreement, shook hands and 65k was set to be signed and earnest money deposited first thing monday morning (because its Saturday and everything was closed).

Note: ** there is not even a for sale sign on the property as of 5pm.By 7 am the next morning, the listing is changed to UNDER CONTRACT.

Good morning BP community,I recently moved out of my 2 unit rental property.

Memphis, Dallas, Little Rock and Oklahoma City all have properties ready for immediate occupancy if needed.  

Fortunatley our drain contractor was able to get out there next day Friday morning right away with the big snake to clear out the sewer lateral.

I gave it a pretty slim shot on getting this deal, but I woke up this morning to an email from the seller's agent agreeing to my terms!
