don't waste your time trying to learn about land trusts...they're just over the top - in my opinion - for a noob to try and learn and implement.

There are online services that will do this for alot less than the cost (and wasted time) of a post card.

Wayne,Thanks again for the insight, however when I market and seek out deals i use methods that bring me sellers that I question to see if they would be motivated to discount the property into my ballpark before I show interest because otherwise you are absolutely right I'm wasting my time offering at 60%-65% FMV.

I qualify all clients I work with.Why waste time forming a relationship with someone who can't show they are qualified.You get that out of the way right in the beginning.
