I was very fortunate in this that I was able to meet and partner with some friends who where doing this in Europe, and in partnership we successfully operated in Australia for 5 years, before I decided to go take a hiatus and go travelling.

If you're renovating a place 1200 miles away, and you want to do the renovations yourself, you'll have to factor in the cost of travel/lodging, car rental, etc.. and then on top of that, you'll have to worry about 2 states taxes laws with landlords..
