I definitely hear your struggles.

It seems like houses are going 10%-20% over asking and being able to find the right amount for a down payment can be a struggle.

I have no debt, a high credit score, and a good chunk of cash saved up for a down payment, but I have struggled finding a lender that will lend me enough to buy anything in the area because I still work an entry level freelance job for my main source of income.

This is something I struggle with as well. 

Along with this, I aim to create an apartment complex dedicated to providing affordable housing and financial rehabilitation to assist families struggling in the same way my family did.

So, the combination of both lack of labor and lack of time made this project last about 4 months longer than intended and ended up causing some personal struggles at the home life as well.

The distinction between a JV and syndicating deals is what I'm struggling with right now.

If there are struggles finding the right people I would recommend making the property more attractive.
