New Investor Looking to Get Started

Hey Everyone, I am in the process of educating myself as prepare to dive into real estate investing, but I'm finding the biggest obstacle, as I'm sure it is for a lot of people these days but especially as someone living in the Tri-State Area, is affordability. Would love to hear from some experienced investors in the area as to how they combat this.

I am specifically located in Northern NJ. I have no debt, a high credit score, and a good chunk of cash saved up for a down payment, but I have struggled finding a lender that will lend me enough to buy anything in the area because I still work an entry level freelance job for my main source of income. Would love to hear from some others on this forum!

there’s hard money lenders that will lend up 80% with no experience. 😊
