While you are tired of putting an application fee down for a roll of the dice, it drives me much to spend 1-2 hours getting someone qualified, going through the lease. only to have them not interested!

Time is money and if a buyer isn't going to purchase something that is an opportunity lost for me where I am losing money spending time with them.

I'm in CA and I spend $72 every 2 months on preventative pest control.

The landlord wants no part of spending any money.  

(Just have to work on controlling my spending).

Obviously, I could spend a couple of grand and replace the carpet and pad which would get rid of the problem unless it is in the sub flooring, but I don't want to spend the money unnecessarily.  

The following is a partial list of things that wear out or become outdated over time and eventually need to be replaced for every property:-Roof-Siding-Hot water tank-Furnace-A/C system-Electrical system-Plumbing system (inside)-Sewer service line-Water service line-Any concrete exposed to the elements (sidewalks/porches)-WindowsIf you calculate the cost of replacing each of those items and divide them by the expected useful life, then sum that up, you'll come up with a monthly amount that you can expect to spend on capex over the long term.

Spend thousands for flight and hotels to travel there.

The issue i'm having is I feel like I don't have time to do proper follow up on everything.It's not good to spend the money on marketing then hope the phone will stop ringing so I can catch up.  

Even when I get calls from agents watching new recordings that actually know a little bit about whatever property I just closed, I'm not about to spend any time with them.
