How much would you spend today for a monthly cash flow of $40k?

I’m exploring ways to automate my deal analysis process and was wondering:1.Is there a way to programmatically pull MLS data?

How long are you usually spending on prep before you hand it all off to your CPA?

If you are setting aside funds for capex, taxes, insurance, or other expenses that don't occur monthly, transfer those funds to Savings each month and hold them there until it's time to spend them.

But consider this: if your time is worth $100/hour and you spend 40 hours a year on tasks you could outsource for $25/hour, you’re effectively losing $3,000 of potential value each year. 

An agent is going to spend the same time on a 72K listing and a 200K listing. 

Was just going over with my wife both the increase in Occupancy revenue change and the 2023 versus 2024 Marketing spend for this location. 

They spend so much effort finding buyers that they treat the areas to the left of the timeline as an afterthought.

My wife and I own it together, but i may be able to buy her out and keep it as a short-term rental without spending all my personal capital.I’m looking for advice on financing options, buyout strategies, and any creative solutions others have used in similar situations.

We are willing to spend up to 500,000.
