A quarterly "inspection fee" is just plain dumb.

I am with you on the diversification.It is just plain wise to not have all the eggs in one basket.I really like the TurnKey "One Stop Shop", especially investing way OOS.

morning @Cody JensenPersonally I don't as it limits your exit strategy, plus the potential headaches of water (regardless of whatever years the flood plain is) if you keep it as a rental. 

One final note - most of Sumas is in the flood plain and requires flood insurance, which has become quite expensive.  

Even with (actually, probably DUE TO) my earlier experience with the stock market I'm all about a checkbook SDIRA....she'd love to get it all into the stock market but the thought of that literally makes me sick to my stomach!
