I’m wanting to get financial freedom through real estate investing so I can spend more time with family.

However, this home is located in a market that has enjoyed significant appreciation over the last 20 years and has seen significant investment in recent years to provide strong additional appreciation potential in the future. 

I would love your experiences because my alternative is to spend a ton of money on airdna data! 

@Jonathan Lane your letter would not even be presented to my seller as we call them “love letters” and do not forward anything discussing family members or potential personal, not financial, reasons to choose yours over another offer.

Advice NeededTLDR - Spend an additional $30k now to upgrade the sewer system on-site while the contractor is already mobilized or go with a sewer injection pump which is likely a viable solution the will last for years with proper maintenance. 

Of course, if I put up a property to secure the loan, lenders will jump all over it.
