I would just like to get started before i get them in the mail.

I use direct mail, mls/HUD, craigslist, and have a website offering to buy properties.

It is required prior to evicting, make sure you read the requirements for the 3 day notice because one slip up on it and you may end up having to start the process over again (little things like not having your phone number, not having or an address within the county to mail rent to, including other fees other than rent in the amount due) or counting days that do not qualify in the 3 days such as the day you post it, weekends, or court holidays)They were able to push the last landlord around, don't let them do the same to you.

I'm not stepping away from my desk for a $500 opportunity unless its to go pick up a guaranteed $500 check, and even then I'd suggest just mailing it.

This will show some empathy but still let her understand that you're not doctor Phill and your only focus is when they are mailing out the check next month. 

@Rashid Algaradi  Non-owner occupied is what a lot of folks generally mail starting out.. you could also include owner occupied that meet your criteria to find sort of 'hidden' non-owner occupied houses; meaning the owner moved but did not update the mailing address with the county assessor, so they still show as owner occupied (and not being mailed to by investors mailing only to NOO). 

However im trying to find a way to get in touch with the daughter other than mail.
