I think to get into a long term mortgage I'd be at 7-8% or so....depending on how I got there, either by cash out refi with DSCR loan or a more standard path may be a little lower but harder to do and justify.

For a cash out refi you generally can only pull out 75% of the equity which doesn't really leave you any room - definitely not enough room to justify the closing costs unless perhaps your dropping your interest rate enough that its worthwhile anyway.
