If you can strike on your own knowing no body it does not matter where you work. 

Can be hard to find a place and nobody likes moving so the human side of being a landlord may lead you to give them more time.

This is assuming you do not have some major disaster(natural or human caused) occur in the next few years. 

EquityBuild  is obviously made up of humans and run by human beings, who are not perfect, but I find them to be honorable and conscientious in how they do business, and out of the 40+ clients I have currently,  none of them have of lost any money, and all are being paid regularly.

So, while it may be interesting for conversation purposes, on small properties, Cap Rate is about as useful as the human appendix.As you pointed out, on commercial properties, including apartments, are valued based on the income approach.  

Phone calls and emails will never replace human interaction.

It's tough to screen out the human frailty factor, but the inherited tenant is usually a 50/50 crap shoot.
