In the interest of full transparency, my wife and I personally experienced the Morris "bait and switch" business practices that, in our instance, had absolutely nothing to do with Oceanpointe, when we almost bought a property from Morris Invest that was located in Detroit. Clayton and his team, which includes relatives of his, emailed us explicitly stating that "This property is currently vacant. Currently working on installing new roof and some new windows". Rather than take his team's word for it, we flew to Detroit and drove to the property to do our own due diligence. Much to our shock, we found the property actually had a tenant who had been living there for the past three months, and she said that not only had no work been done on the roof and windows, but no contractor had stopped by to even discuss the possibility of pending rehab work. Further research uncovered that Morris Invest didn't even own the property at the time it was being marketed to us. Thank God we were able to back out of the deal and get a return on our deposit. So our personal experience suggests that Morris Invest has a habit of directly lying to their potential investors.
