Aiming to start small while I learn the ropes and mitigate risk along the way.Any advice on how to get started (meet-up recommendations, reading suggestions, etc) is always welcome and desired.

Matt have you looked at family offices, equity firms and sovereign wealth funds yet?

I don't really look at it as a financing option as much of an option for the seller to continue getting payments if desired.

I understand the desire to help friends and family but I would avoid it in this specific case. 

I have an opportunity to join a larger commercial firm.

And I'm good at being firm.

I do this with one lot where I will list several different house plans at different price points as long as the area will support it.If the road front lot and house are the least desirable then that would be a good lower price point option if you feel it's necessary.
