I had a home I was rehabbing with a less than 10 year old Lennox furnace that decided to quit on one of those minus 15 days and thank God I had a carpenter working there that day who's just an all around smart guy and he knew I had some propane fired heaters sitting in a garage at another house, called me and I got them over there before pipes began to freeze and burst.

Probably air.... turn heat on... wait 15 minute... goto boiler feel pipe going out should be blazing hotFeel incoming pipe should be very hot apx 15 - 30 degrees less than outgoing pipe.

After we came to terms I proceeded to find the necessary people to carry out the rehab and updates.DemoKnocking down & opening wallsBuilding new wallsElectricalTilingFlooringCarpetPaintCabinetryDesignStagingNew trimNew doorsNew appliancesNew kitchen & bathroomEtc.It turned out beautifully and I was able to create the highest $/sqft the community has ever seen.My second flip project of 2015 was due to one of my contractors leaving the deck door open, a pipe froze and exploded, and flooded (destroyed) the unit below me, I will discuss that project in another post.Overall, I'm very happy with how the results came, I learned a tremendous amount, especially about myself, money can be used as a tool to generate more money, I can understand real estate flipping, and I'm responsible with an investors money in my hands, I can manage a project properly, I can hold contractors accountable for their mistakes, etc.

I'm even considering installing those hotel-style PTAC heating/cooling units, but even that is gonna run me over $10,000 when you factor in the electrical work that needs to be done to power those things.All that to say - I would love to be wrong about this, and it really only will cost a couple grand per unit to fix, but everything I've seen points to that being a pipe dream, unfortunately.
