Electric Baseboard heating

Hi BP...I have an old house in 1 of the bathrooms in the back of the house which is an addition to the house the oil base heat doesn't heat up the bathroom the baseboard gets lux warm if that...I was thinking of buying an electric baseboard heating system just for that room...The tenants lease is up but they want to stay and I would like for them to stay...

I'm not raising the rent but adding the electric baseboard heating system how would you approach the situation as the rent is already at market value and the tenants are pretty good ???

Could be there is an issue with the circulation at this point for the hot water baseboard but I have this same issue in our own home on very cold days.  I would just troubleshoot the current hot water line and  add an in wall electric heater or a toe kick heater (under the vanity) if it is only that room that is cold.  Not a big expense and I assume it would go on their electric.  Just make sure the circuit can handle it.  It is at your cost. The other option is putting in floor heat but that is a bit pricey.

Taking out the existing heater for us was more because it is a loop and it was more work too. We are in this process now.   Just schedule a time when  the tenant can spare the bathroom.  If the rent is market this doesn't  support an increase.
