It really is individualized and whatever suits you now may not be the best strategy for you 1 year from now.

@Ryan StoverAs a California resident who invests in Texas, you will be required to file a CA resident tax return.Since there is no individual income tax in Texas, you don't have to file a non-resident return with TX.If you create an LLC, you will be required to file an LLC tax return with CA and TX.There is some benefit though.

It's something most individual investors likely aren't prioritizing.

But when you look at rental rates for individual rooms (which are what a lot of students are looking at) the rates seem to be a little higher somewhere around 400-700 per room depending on the property.

I know you have extensive management experience but perhaps that could be a compromise that will enable you to keep pursuing RE investments but not place so much stress on your husband? 

I've spoke with a few individuals recently who are doing the same thing through Solar, hail programs, and master renter's policies. 

Since this is an individual unit Mgmt fees, and vacancy rates are subject to the investor preferences and rental pricing.
