For flipping or wholesaling, we buy based on being able to meet enough profit for the price point to make it worth our while based on the total investment required for purchase, holding, rehab and sale.

Im open to anything but am trying to avoid getting involved in things that are just sale pitches to sign up for the "next step".

Find a local broker that is doing retail leasing or sales in similar type centers to help you.  

Have them submit the offer for you and likely within the banks purchase and sale addendum there is a prescribed amount of time for an inspection.

If your sale failed because the buyer didn't bother to get their financing then why can't you keep the earnest money and put your property back on the market?
