I am looking at a 2.2 million complex and with only capital of half the down payment for 20%, curious if there are loan products to bridge the gap or make a larger purchase more realistic (minus getting additional funding).Thank you!

That was due to working with a contractor who was being paid a full time wage but only worked half the hours, plus some material wastage. 38k in labour and 20k in materials.

Personal income requirements are not strained by neutral CF during this period of time... the high cash flow will be happily usable in the later half of the investment period after liabilities are completely shrunk.

The half dozen big time individual investors that I know in Los Angeles, also, own large management companies that can profit off of excess capacity by managing other owners(especially institutional owners) assets.I would not be surprised if most management companies also owned or were actively trying to acquire assets, too.But, if you are an insurance company or pension trust administrator, you would probably not want to be managing the day to day operations of multi-family even if it makes a great addition to the trust portfolio.It depends of the specific scenario of the owner/s
