@Garrett Blanchard here is the viewpoint from the development side of storage, which I imagine is still applicable for an acquisition strategy- One of the main things we are wary of is oversupply, especially with so much supply being brought to the market these days.

What threw me over the top was when they tried to justify to me that I should pay a commission to an agent they brought in to lease up our units...the "new" tenant was an existing tenant who lived in the unit next door.

In other words, if the 1007 (rental comp appraisal) report brought back a market rent that would meet greater than a 1.0 DSCR than you could qualify for a 30 year loan 70-80% LTV with rates in the 5% and 6% range.

Purchase Agreement and Assignment of Contract.Yes I can do it but geez as to when, I am am a week+ into searching sooo ...if it's today or next week either I'll write my own or pay an attorney as a last resort; but the right documentation is crucial and yet only ever brought up if it's wrong.

I'm seeing around 1.1-1.4% 3-unit properties with around $90-120 per door monthly cash flow, but that is only with the assumption rents are brought up to market and it is not owner occ.
