While you could potentially sell with an existing problem, any buyer with a brain will discount the sales price to ensure they have funds available to resolve the issue.

While you cited you bought a house for your family (in an area you apparently did zero research on) you've now put them in a worse position.Use both your heart and your brain to make decisions. 

You can also check meetup.com or search facebook for real estate investment groups, clubs, or meetings in your areaIf you're fired up and have half a brain, you can do work for experienced investors in exchange for knowledge/experience.
