I've yet to find a group that consistently attracts that many active investors from an array of different strategies.  

Federal loan interest rates currently sit at 3.73%, roughly the same rate as a 30-year mortgage, but is 0% until May 2022.Some factors I've considered that make this taking this $4,000 attractive:- I may be able to obtain lower interest rates with a larger down payment, offsetting student debt interest- Avoiding PMI by making a down payment over 20%- Booming housing market in my city with consistently increasing equity- Living several years in the home leaving time to grow equity, potentially making much more than I owe in student debt While all this may be legal, my biggest question is this - does this sound like a smart investment strategy?

Yessir I agree i ended up finding my own inspection person to help walk me thru properties so I can gain knowledge very good investment precision is key I try to be as transparent up front when sending out my contracts to cash buyers with my format also I get pictures on all the properties to show how distressed they are so I don’t waste the investors time or mine I like to help people out and I want both parties to receive what they deserveAnother reason why I need help with building a bigger and consistent cash buyers list so I can see what cash buyers like and what numbers work for them.

If it is not your line, next diagnosing step I would think is the consistency of the flow.

Now my family situation is changed and I have reentered the real estate field as an agent (part-time) looking to convert to full-time once I have established the processes and maintained a consistent pipeline of business.

If you are "only" wholesaling, it is hard to get consistent income without a large marketing budget.

RE investing is very localized so the more you can learn the rules and best practices in your area the better you will be!

I would recommend employing some of those best practices though.

If you are operating under your own name, a best practice is to get yourself an umbrella policy to protect you.
