Cold calling for Agents /Investors

Hello Investors,

[[Long post warning⚠️ 3-5min read]] My name is Sal, I live in Las Vegas. A little background about me I've been in sales and marketing for about 6 or 7 years now. Aside from a few very small flip projects I've done, these past 7 years I've worked as a healthcare recruiter, and the last 3 in timeshare. I made decent money ‘20 & ‘21, 80k/yr. Surprisingly above the 35k/yr ‘avg' salary for people living in Las Vegas. I did however make a promise that I intend to keep which was that I was leaving my job at the end of 2021 and go full time into the world of real estate investing, so I started my LLC in Jan 2021, with the intent on being present as the owner operator and building the company starting 2022 and beyond. I did a ton of researching last year, and decided wholesaling, while just as tough as any other business structure in real estate, would be my select niche.

Im aiming to get on track with just 2 goals this year and some of you may be able to help me. 

One- I want to get my “10,000 hours” of prospecting homeowners in. My primary vehicle for those 10k hours is the phone. Now while 10k hours isn’t mathematically possible in a year, it’s the general premise of repetition, perfecting the scripts, and practicing the same “kick” or “punch” 1,000 times that I’m after.

Two- I opened the LLC in Jan 2021. Thanks to excellent personal credit guarantees, I've been extended 2 lines of business credit cards. However, My 5-10 year goals for the company are to be able to be pass underwriting for bigger projects, which would require at least 2 years of consistent business income. So For the next 6 months to 1 year, I figure the best way to behind that consistency is to generate some income from freelance cold calling for investors.

So what I’m here to propose is to help busy investors with their lead funnels. How? By cold calling lists for you remotely from my office here in Las Vegas. As a small start up, I can work 6 days a week. I can work in blocks of time, 3-4 hours phone time in the morning. 3-4 hours phone time in the evening. I can call expired, vacant, lien, pre foreclosure, obtain timeline for selling (or listing if you’re a realtor), condition, motivation, price, and run comps (equivalent # of stories, .5 miles (not crossing major freeways), same # bedrooms, sq ft, whatever parameters you want set). 

Ideally I would like to perform these services for an investor that understands I’ll be under charging and over delivering. Right now my biggest two needs are simply accomplishing my small company goals of prospecting time and building credibility with the banks by generating income. 

The quid pro quo here is that I can generate warm leads for you, and pass you the lead sheets with detailed notes, or live transfer. and you will be helping a small business get its wings. 

I am open to discussing this with anyone who has been thinking of outsourcing calls, picking up an extra few flips this year, going on more appointments, making more offers, etc
