We use appfolio to do our inspections currently, but I find there one photo upload and overall inspection system to be lacking in design, appeal, and functionality.

Mike, could not have said it any better, a PM can work and is designed to be way more effective than a single individual, just the systems and staffing alone will trump, you are so right your time is worth way more and no way you can be as diligent and efficient.

The San Diego market (where I live) seems a little to bubbly for me and I don't like the cash flow valuations here.

At this time I'm interested in diversifying my portfolio with rental properties within driving distance of San Diego.   I know a good cash flowing property is hard to pass up.... but the market seems on the cusp of so...
